A house in Multiple Occupation is a rental property that is either: A house which has been split into bedsits; a house, or shared flat where each tenant has their own tenancy agreement; Shared Student Accommodation. Some properties which are HMO's need to have a licence.

​HMO Licensing

If you any of the following three criteria apply to, you will need a licence for your property:

• Does your rental property have three or more storeys?
• Do you let your property to three or more unrelated tenants?
• Do your tenants share facilities?

The In order to get a license you will need to fit certain requirements, for example:

• Make sure there are adequate amenities for your tenants
• Ensure applicances, furniture & fittings are safe
• Have adequate fire safety
• Make sure the property is properly managed

Penalties

If you fail to comply with licensing regulations you could face a fine of up to £20,000.
Your Local Authority could also make a management order to take over the management of the property.
